Please send this message (or craft your own) to the members of the committee (emails below) and cc the rest of the City Council: Dear City Council Law and Legislation Committee: I urge you to reject the proposed 150% increase in the size of Accessory Dwelling Units (ADUs) that would be exempt from lot coverage requirements. The city currently allows a total of 800 square feet of ADUs to be exempt from lot coverage. The 150% increase to allowing 1200 square feet to be exempted is excessive and not necessary. ADUs are intended to be small. A 1200 square foot unit is the size of many houses in Sacramento. This larger size enables more people to live in an ADU, units that currently have NO requirement for onsite parking. Also, please reject the reduction in setback requirements for the second story of an ADU from four feet to three feet. The city is currently allowing ADUs to be built on the rear or side yard property lines if 60 feet from the front property line and currently requires the second story to be four feet from the property line. This proposed change would allow a three story unit just three feet from adjacent property. This infringes on the light and privacy of other homes in single family neighborhoods. I also urge that one parking space per ADU be required. Any deviations from the zoning requirements for ADUs must be heard by the Planning Commission and City Council, not just decided administratively. I support keeping Sacramento's existing single family neighborhoods and not densifying them with large ADUs or upzoning for multiple units.
